What to Consider when Pricing your Home for Sale
Any competent sales/marketing professional will tell you that there are two elements that drive every sale.  Fear and greed!  They tell you all the bad things that can happen if you don’t purchase a product and what the product can do for you, then they tell you a price point along with a special offer and then give you a deadline to purchase so the fear of losing out becomes a factor in the buyers mind.  Believe it or not real estate is not much different, although the buyer’s parameters for making a purchase are based on a few other elements.

A home buyer’s purchase is based on emotional appeal, affordability and location.

Affordability – Price that lenders will pre-approve them for.
Emotional Appeal – The overall condition of your home, what they want and if it requires any work to move in.
Location – Most buyers have done research on the area they want to move to.

So what else is a consideration?  Basic economics of course, supply and demand!  Market inventory is huge, and plays a major role in what you will realize in the sale price.  The more homes available the better the negotiation favors the buyer.

When it comes to large purchases, we begin to weigh our options, what is available to us and what best meets our needs and dreams at a price we can afford or what is the best value, as everyone is looking for the best bang for the buck. Some buyers may actually purchase a home that is not in as perfect condition as they like if it is in the neighborhood they want to live in, with the hopes of fixing it up and building sweat-equity.


What to think about before you set a price for your home
Your marketplace
Let’s begin by understanding the basic principles and concepts of a buyer’s and seller’s market.

Seller’s Market is when home sales are on the rise and impacts the length of time available homes are on the market which causes a swing in the effect of “supply and demand” to demand.  When there is a greater demand for houses than available homes on the market, the result is the seller achieves a higher sale price for their home.

Buyer’s Market is when home sales are less frequent which impacts the length of time homes are on the market for a longer period of time, which causes a swing in the effect of “supply and demand” to supply.  When there are more homes on the market than home buyers it favors buyer who in turn has a stronger negotiating point to purchase your home at a better price.

Urgency to Sell
If you’re relocating or have other life changing events, you may be in a hurry to sell; you don’t have time to test the market. You have to price your home to get immediate and serious offers to buy your home.

A home buyer may appreciate your home, but not for the same reasons you do!  They don’t care about the family memories you have created while living in your house. Their emotional value is based on the aesthetic value it has to them as they compare it to other homes that are on the market as they base their buying decision on a combination of price, location and the condition of you your home.

How much you paid for your house
Unfortunately today’s residential real estate market is not as stable as it was years ago when many who are now selling originally purchased their homes.  Although the market is just getting back on its feet, many who purchased their homes at rates when the market was yielding higher prices, or may have made a recent purchase and have yet to build equity, or even those who acquired additional financing such as an equity loan are now realizing what they have in fact paid for their home is not what their home is worth in today’s marketplace.  Remember to put yourself in the buyer’s position; buyers are only concerned with what they can afford to spend!

How much you paid for improvements & upgrades
Keeping in line with the thought that buyers are only concerned with what they can afford to spend, leads us to the harsh reality that where they may appreciate the improvements you have made to your home, they do not care how much you spent on the landscaping to make your home more appealing!  Nor do they necessarily care about other upgrades and in the case of a swimming pool may consider it a liability instead of an asset.  Whereas you may think you pool adds value to your home, some home buyers may not want to deal with the upkeep and maintenance expenses that comes with owning a pool, not to mention the additional premium for the required liability insurance.

What matters most to a home buyer is that your home is meticulous and has been well maintained!  It doesn’t really matter where your home is located, if it has not been well maintained, it will never sell for what comparable homes in the neighborhood are selling for.


Considering Your Investment
Let’s face it no one makes an investment with the concept of losing money! When you consider that buying a home is generally the largest purchase most people make, it is common sense to believe they want to realize a profit when it comes time to cash in on that investment!  Our government recognizes this, and truly wants everyone to realize the American Dream of home ownership; there are countless government subsidies available to encourage home ownership including huge tax credits/relief.  As we have experienced over the last couple of decades, the real estate gods can be good and bad.  Remember, where there is a good side, there is also a bad side and your strongest characteristic is also your weakest.  Such as with real estate,  when the market is good, home values increase a couple of points per year at a rate better than determined by the 1967 Consumer Price Index, which regulates inflation.  The obvious is the downside, when homes are not selling well which yields a poorer return to the home seller.

The wonderful state of our economy has forced a change in the paradigm of the American Dream.  Large corporations have not only downsized their workforces causing unemployment rates to rise drastically, they are no longer providing employee benefits such as pensions and retirement funding, combine this with the state of the future of social security, many homeowners are looking at their homes to fill the financial void they will be facing when retirement hits.  It is unfortunate when you reflect on these realities; however, you cannot consider these facts when pricing your home.  Remember what the buyer doesn’t care about? What you paid for your home!  They don’t care about the loans you may have taken against the home or home much you still owe on it.  If you were in their shoes would you?

Remember the bank requires an assessment be done to determine the amount of a mortgage they will approve, if the sale amount is greater than the assessed value, the bank will only approve the mortgage based on the assessed amount putting the burden of the difference on the buyer.  I don’t know about you, but I wouldn’t want to have to make up the difference. When it boils down to it nobody in their right mind will pay more than something is worth for anything.

Determining a home value is no simple process

As I begin blogging about the experiences of my company and myself here on Patch, my hope is that I’ll begin to field plenty of questions from readers in order to provide just the kind of Real Estate knowledge for which you’re seeking.

Preparing to write this first article, it only took a couple of minutes of reflection to decide upon a topic in lieu of requests: “What is my home worth?”

That was an easy conclusion for me because, as the owner and broker of a Real Estate company that only works with home sellers, you can imagine home value is the most popular topic I tackle on a daily basis.

So what’s the answer? Well, it’s not that simple. The easy definition is this: The value of your home is what a buyer is willing to pay for it. Of course, that’s a blanket statement that covers the value of any product, service or commodity.

There’s a lot to consider when pricing your home. What’s the square footage? How many bedrooms and bathrooms do you have? Have you reinvested to update your home? Where is it located? Once we’ve answered those questions, and a few more, a comparative market analysis will help us arrive at a solid offering price that will place it well in the market among homes that offer comparable qualities.

But here’s the kicker – you and your agent won’t be the only ones to assign your home a value during your sales process. There will be – in most cases when a home purchase is being financed – an appraisal ordered that your buyer’s lender will use to determine a slew of factors that will impact the loan.

And it’s not uncommon for the appraised value of the home to come in differently than the value set by you and your agent via the comparative market analysis process. And, as a real estate attorney recently suggested to me, you could have six different appraisers return six completely different appraisals. It’s just that subjective of a process.

What is home staging?

Just so we are on the same page we should first take a moment to clearly define exactly what home staging is.

Home staging is the act of preparing a home (and  the contents of the home) for sale, by emphasizing your home presentation and  appearance.

It’s important to realize that preparing a home for sale and staging a home  are not the same thing. For example, as part of your pre-sale  preparations, you should examine your home and make small repairs where needed, which is an essential step in preparing your home for the market and has nothing to do with staging your home for potential buyers for visual appeal.

Staging a home for sale normally involves things of an aesthetic nature, such  as design, organization and overall appearance (as opposed to mechanical or  functional improvements).  When properly done, you are appealing to visual senses, which trigger the emotional buyer to remember your home when they are deciding which of the many they view to purchase.  When potential buyers walk through your home you want them to imagine themselves living there.

The goal of home staging then is to improve the home’s  appearance in the eyes of potential buyers, with the ultimate goal of selling your home more quickly and for the highest possible price.

If you are selling a home, then you’ve obviously been on the other side of  the process as a home buyer. Think back to your home buying experience. Try to  recall the difference between the homes you thought were “just okay” and the  homes that made you say “wow!” Professional home staging can help you turn your  “okay” house into a “wow” house.

So to sum up our introduction: When you ask about selling a house, you can think of home staging as presenting  your house in a way that appeals to the largest possible audience, in order to  ensure a quick sale for the best possible price. It bears repeating. The key to  this whole thing is appealing to the largest audience — that’s what  it’s all about, giving your home better market appeal!
